In today’s market you need to look at your agent closely. You need to make sure that the agent can deliver. he/she has capabilities and fully devoted to the job that you want them to do for you. Selling and buying is a big transaction and you want to make sure that you are their first priority. It is good to have an agent who is well know but there is also a negative that comes with it is that you are not the only client that they deal with. Do you want to be a number on someone books or you want the agent to pay close attention to your needs and work with you so the agent have full understanding of your needs and what you are looking for. I have listed few general points that you should always think and consider before you sign a contract. I think that you should spent at least a day with an agent to see whether you both are a good match for each other or it is just that the agent is looking to make a quick buck on you.
1. Locate candidates. Get a list of agents that you want to work with.
2. Run background checks. Go to the real estate commission and call the to find out about them and see what report you get from them. do they have lots of complains or do they have negative action taken against them.
3. Conduct interviews. Talk to the agent face to face weather at their office or your home. some agents feel comfortable at the office and if you feel comfortable to speak to them at your house please let them know. Find out about them what they do besides real estate, do they work from home or have an office how do they conduct their business. how attentive they are to their clients needs.
4. Establish experience. How long have they been working and what do they think of working late hours. Will they be able to have a good communication about the transaction and will they be available to walk you through the transaction if you don’t understand. You need someone who can be there to share their contacts if you need help with mortgage or any other contractor you would need especially if you are first time buyer/seller.
5. Consider communication. You need an agent who will be in constant contact and communicate any changes or if there is something new that has happened with your transaction. This is one of the most ignored aspect of most agents. There is a misunderstanding with agents that once a customer becomes a client, the client will stay with the agent till the transaction is complete or the contract expires but let me tell you something that the client can cancel the contract at any time and get them selves a new agent as long as the properties that were viewed with the fired agent is not the one that you decide to buy. This will put the new agent in ethical dilemma and the fired agent can always come and ask you for commission that they deserve. So before you sign a contract consider communicating with the agent frequently to see their frequency of responses.
6. Know resources, commitment. commitment of an agent is important and as I said earlier that if you get an agent who is busy will not be able to commit to you than an agent who is trying to make his name in the industry. There are so many agents that are looking for clients now that it will not be difficult to find the right fit for you.
7. Call references. This is the most difficult step. Ask your agent to give you references. go to his website and see if he has any recommendations from his past clients. call few of them and see what they say about the agent.
